The Essential Real Estate Story
Real estate services can include hundreds of activities, but only a few affect the outcome. Patrick Meyer and I launched Essential Real Estate in January 2020 to give our clients better ideas for protecting their home equity and negotiating safer, more profitable home purchases and sales.
Real estate commissions are paid from home equity. Like home values, broker fees could move with supply and demand, yet they don't. We think that's a problem worth solving, so we solved it by decoupling commissions. I've been asked why I charge a lower commission than other brokers. That's easy; when homes sell in hours, not weeks or months, it's the right thing to do for my clients.

What do you charge to be my buyer agent?
In 2025, our buyer agent agreements set our commission at 3.0% of the purchase price. Most of our clients Include our fee in the purchase agreement, which is then paid to us at the time of the closing. Because commissions are a negotiable condition of purchase agreements, some clients pay some or all of our fees outside the purchase price. We work with whatever is best for you.
What do you charge to sell my house?
In 2025, our listing contracts are set at a commission rate of 5% of the sale price. Of that amount, one-half is available for you to apply toward a buyer agent's commission.
