How we do what we do

To win in negotiations, you need a strategy. A strategy is simply a plan to do business on a playing field of your choice, allowing you to negotiate from your strengths. The first layer of the field in a real estate transaction is the Offer To Purchase documents. Those documents give the buyer opportunities to renegotiate throughout the process AFTER the offer is accepted. The purchase agreements favor the buyer by design. Public policy assumes the buyer is ill-informed and deserves more leverage.

Decades ago, before the rise of buyer agency, the buyer was at a severe disadvantage. Not so today. However, standard purchase agreement documents are still written as if the buyer is a clueless wanderer. In addition, real estate firms create their own buyer-advantage addendums that, intentional or not, will tie a seller in knots and give the buyer unbelievable leverage.

We make it our business to dissect these high-risk documents and make sure our clients understand the risks and have options to avoid getting tangled up in these sticky webs. By taking the time to explain how contingencies work and showing you where the traps are hidden, you can make better choices, negotiate from a position of strength, and avoid the risks that end up costing other people a lot of money and worry.
